Due to the new law of 21 May 2024 ‘Purchase of immovable property and Long-Term Leases by
Foreigners’ published in the Official Newspaper (Screenshot of the Law below). Please be advised
that all unregistered contracts must be registered by 21 November 2024. Otherwise, the contract
will be considered invalid.
Those who have registered their contract of sale need to apply for a purchase permit within 6
months.
Those who have purchased more than 1 property (regardless of whether they have registered or
not registered the contract) need to keep only 1 contract of sale and register remaining through the
Ministry of Interior website (Real Estate section) and make payment of 1% from sales price, within 6
months. If you fail to do so within this timeframe, you will be given an additional 6 months, then you
will have to pay 3% from sales price. Then 24 months (in both cases) will be given to sell or
reassign.
Those who have purchase permit need to transfer Title Deed within 6 months if there is a separate
Title Deed. If there is no separate title deed or if you are continuing to make payments for the
property, you need to pay the purchaser’s taxes within 60 days: Transfer Fees (6% if previously paid
6% or 12%), and the Seller needs to pay 4% sales tax.
Those who will be registering contract ofsale after 21 May 2024 need to register within 75 days.
Payment on registration is 0.5% Stamp Duty and 6% Transfer Fee;
It is be possible to enter into contracts with the following attachments to Contract until 21st of
November 2024: Building Permit, Approval from City Planning Office and Approval of the
Subdivision Project. After 21 November it will be possible only with kat irtifakı koçanı or kat
mülkiyeti.
Otherwise, those who sign contracts without above mentioned koçan will be fined.
Regardless of whether contract of sale is registered or not before February 2023, Purchasers will pay
Transfer fee of 12% (5% to the Immovable Property Commission, 3% for Title Deed Transfer, 4%
for the Social Housing Fund) when transferring the Title Deed to their names. Those who already
paid 6% upon registration of contract of sale will pay the remaining 6% when transferring the Title
Deed.

● Send payment for our services, application fee (17,000 TRY), stamp duty (0.5% -1.5%) and Transfer Fee (6%). Swift transfer or to USDT wallet.

● Sign the power of attorney
● Provide an up-to-date criminal record certificate (received not later than 6 months, translated into English/Turkish and certified by Certifying Officer, if certificate isn’t translated, we can do that for additional fee of 50 USD).
If there is a registered Contract with the Tax Office and the Land Registry, our legal fees for the Application for Purchase Permit to the Ministry of Interior and tracking are 500 GBP. Note: The expenses for translation of the certificate (50 USD) and application fee (17,000 TL) are not included. If you have more than one Contract of Sale, our legal fees for the declaration per contract is 70 GBP. At the moment of declaration, there will be a fee of 1% of the Sales Price stated in the contract. The fee payment is made through our company bank card: The system automatically calculates the 1% of the sales price and converts it to Turkish Lira at its exchange rate. Therefore, if there is a difference in the amounts received and paid, we will provide the receipts and inform you of the amount to be reimbursed to us.
Contract registration and Applications will be done on a first-come, first-served basis. Transfer and Stamp Duty will depend on the exchange rate on the day of registration of the Contract, accordingly, there may be a difference, which will have to be compensated to our firm after registration and provision of all receipts.
